The contribution analyses "The city in era (post) covid: between centrifugal trends and functional changes", with attention to the context, the reading tools and the implications for policies. Rents instead, which capture more timely variations in unstable housing demand suffer a sharp decline everywhere, resulting in these cities mainly from the lack of attendance of students and visitors; Venice and Florence in fact show the biggest losses. A push to change its housing situation, to cope with the problems that emerged during the months of forced closing (from limited domestic environments, to the lack of external space) and which does not find correspondence in the housing offer of the main urban centers.
